The sale of homes stops in September and prices rise 6.1%

Dry braking of the sale of homes in September. The data made public this Tuesday by the General Council of Notaries confirm that operations barely advanced 0.8% compared to the same month a year ago, when in August they did it at 7.8%, in a context of growing uncertainty and in which, in addition, the rise in interest rates by the European Central Bank has made loans more expensive. In total, in the ninth month of the year, 55,968 properties were transferred in our country.

Notaries state that the price of these operations was, on average, 1,633 euros per square meter, which represents an increase of 6.1%. By type of housing, most of the sales operations affected flats -42,689, 3% more-, with an average price of 1,799 euros per square metre, 3% more.

In September, 13,279 single-family homes were purchased, 5.7% more, at an average price of 1,350 euros per square meter, 11.5% more. By province, buying and selling increased in nine autonomous communities, especially in the Basque Country (10.5%) and Asturias (9.8%), and decreased in the remaining eight, with more pronounced falls in the case of Cantabria (29, 6%) and from La Rioja (17.1%).

More than half of the operations are paid in cash

With regard to price, the largest increases were recorded in Murcia (19.7%), Castilla-La Mancha (18%) and Madrid (14.3%), while five regions experienced price drops, which were especially intense in Navarra (23.5%).

Data from the General Council of Notaries also show that only 46.3% of home purchases in September were financed with a mortgage loan, which covered an average of 72.3% of the total cost of the property. In September, 25,904 mortgage loans for house purchase were registered, 1.9% less, for an average amount of 149,883 euros, a price that practically did not vary in relation to the same month last year.
